Inspection Services in Chino Hills

Home Inspections in Chino Hills, California

Chino Hills' hillside builds and fire-zone exposure mean wildfire mitigation, hillside drainage, and tile-roof underlayment are baseline inspection items.

Trident Inspection Group inspects throughout Chino Hills — Carbon Canyon, Los Serranos, Vellano, and the central plateaus. Most of Chino Hills was built between the late 1980s and the early 2000s by master-planned-community developers, and the city sits adjacent to Chino Hills State Park, which puts much of the housing stock in a Cal Fire Wildfire Hazard Severity Zone.

About Chino Hills

What inspecting in Chino Hills actually looks like

Chino Hills incorporated in 1991 and most of its housing was built between 1985 and 2005. The city is dramatically hillside — Carbon Canyon to the north, the Chino Hills State Park ridges to the south and west — which creates specific structural, drainage, and fire-exposure considerations not common in flatter parts of OC.

Vellano, the gated golf-course community on the western ridge, is among the highest-end housing stock in the Inland Empire. Los Serranos contains older 1950s–1970s ranch homes from before the master-planning era, alongside the newer hillside builds. Carbon Canyon homes are older still, often with septic systems instead of city sewer, and are typically in Very High Fire Hazard Severity Zone.

Insurance is a recurring issue here. Multiple admitted carriers have non-renewed Chino Hills policies in recent years, and the California FAIR Plan is increasingly the underlying coverage for canyon homes. Our wildfire mitigation inspection is one of the highest-value services we provide in this market.

Local Considerations

Common findings in Chino Hills properties

  • 01Cal Fire Wildfire Hazard Severity Zone designation across most of the city — home hardening report often required by insurers.
  • 02Hillside drainage, slope stability, and grading concerns — landslide history in some neighborhoods.
  • 03Concrete-tile and clay-tile roof underlayment failure on 1990s-era homes (life ~25 years).
  • 04Septic systems on older Carbon Canyon homes — septic-specific scope when applicable.
  • 05Hillside retaining walls — engineering review may be warranted.
  • 06Pool/spa systems — common, with their own age and equipment considerations.
