Irvine is one of the most planned cities in the United States, with most homes built between 1970 and present by Irvine Company merchant builders — Lennar, William Lyon, Brookfield, K. Hovnanian, and a handful of others. The city is divided into named villages, each with its own architectural style and era: Woodbridge (mid-1970s on), Turtle Rock and Turtle Ridge (older hillside), Northwood (early 1980s), Quail Hill (early 2000s), Portola Springs and Stonegate (2010s), and the Great Park villages (2014+).

Newer construction means fewer aged-system issues, but it does not mean defect-free. We routinely find construction-defect patterns specific to certain builders and certain eras — improperly installed window flashing in early 2000s tracts, undersized HVAC in the dense Stonegate condos, aging Kitec plumbing in certain mid-2000s homes, and inadequate attic ventilation in the Great Park builds.
